Private-provider shot clock

A licensed private provider (an engineer, architect or building code administrator) reviews the plans instead of the city queue. The building department then has 10 business days to issue the permit or cite specific code deficiencies, or 5 for single-trade work on one- and two-family homes. Miss the clock and the permit is deemed approved by law. The city must also cut fees for work it didn't do: 25% or 50% on commercial permits. We line up a licensed private-provider partner and run the paperwork.

Florida projects. In Texas, if a city misses its review deadline by 15 days, HB 14 (2023) lets you bring in a third-party reviewer or inspector.

Listed scopes, such as a masonry fence wall up to 6 ft built to the City's standard, need no plan check and can be issued online. Small projects that do need plan check can be reviewed at the counter, usually in 45 to 60 minutes.

Are you a private provider?

No. In Florida, a private provider must be a licensed engineer, architect or building code administrator. We partner with licensed firms and handle the routing, paperwork and follow-up. The same goes for drawings that need a licensed designer and for engineering stamps.

Can you guarantee 1 to 21 days?

No one can promise a timeline the city controls. The fast lanes above have real statutory clocks, like 30 days for pre-approved ADU plans in California and 10 business days after private-provider review in Florida, but each one has eligibility rules. Your pre-check and packet tell you which lane your job qualifies for.

Can you guarantee my permit is approved?

No one honestly can. The authority decides and sets its own timeline. We make sure what you file is complete and matches the rules, which is where most delays come from.

Why do I file it myself?

Many authorities require the applicant, licensed contractor or registered designer to submit and pay fees from their own account. Filing it yourself keeps the permit and inspections in your name.

Do you draw plans?

No. In many places only a licensed architect, engineer or registered designer can prepare drawings for someone else's project. We tell you what drawings are needed and can introduce you to a licensed professional.

How accurate is the free calendar?

It uses each agency's standard due-date rules and assumes a calendar tax year in the US and Canada. When a due date lands on a weekend or holiday, agencies usually move it to the next business day. Your paid calendar is set up from your actual registrations and tax years.
